As the Rental Sales Manager, you will play a pivotal role in overseeing the rental department, leading a team of rental agents, and ensuring the successful leasing of apartments across our estates.
- Leadership and Team Management:
- Lead, motivate, and inspire a team of rental agents to achieve leasing targets.
- Provide guidance and support to team members, fostering a collaborative and results-driven environment.
- Conduct regular training sessions to enhance the skills and knowledge of the rental team.
- Monitor and evaluate the performance of rental agents, implementing corrective actions when necessary.
- Make sure teams maintain relationships with existing tenants to keep them satisfied and promote renewals and referrals.
- Conduct regular ghost shopper tests.
- Conduct unknown caller tests.
- Identify staffing needs and participate in the recruitment process to build a high-caliber rental team.
- Conduct thorough onboarding for new team members, ensuring a smooth integration into the company culture and processes.
- Make informed decisions regarding hiring and termination based on performance assessments.
Strategic Planning and Execution:
- Develop and implement effective leasing strategies to maximize occupancy rates.
- Collaborate with other departments to align leasing efforts with overall company objectives.
- Stay informed about market trends and competitor activities to make data-driven decisions.
- Remain familiar with competing buildings and what they offer and recommend changes needed to our pricing and specials as well as what products to supply for future developments.
- Performance Metrics and Reporting:
- Establish and monitor key performance indicators (KPIs) for the rental team.
- Generate regular reports on leasing performance and provide actionable insights for improvement.
Qualifications and Experience:
- Proven experience in sales or promotions and management (minimum of 2 years), with a track record of meeting or exceeding targets.
- Strong leadership skills with the ability to inspire and motivate a team.
- Excellent communication and interpersonal skills.
- In-depth knowledge of the real estate market and leasing trends is not a must but a plus.
- Self-motivated, energetic, and results oriented.
- Competent with MS Office and other sales/CRM software
- No degree required; relevant experience and skills are paramount.
- Previous experience in hiring and managing a sales or promotions team is preferred.
