Duties & Responsibilities

Refrigeration and Air Conditioning Maintenance and Repairs

  • Thorough understanding of self-contained air-conditioning systems and their method of operation.
  • Thorough understanding of ventilation systems and their methods of operation.
  • Thorough understanding of air handling systems supplied by chilled water and their methods of operation.
  • Close liaison with the Helpdesk Personnel to ensure calls are restored within the required time.
  • Ensure that all air conditioning equipment within the hospital is installed and maintained in such a way that all the laws and regulations are adhered to.
  • Continually evaluate and improve maintenance activities for all items of refrigeration and air conditioning equipment
  • Ensure that Best Operating Practice is applied when undertaking maintenance tasks/repairs.
  • Undertake planned maintenance tasks allocated by the Helpdesk, Foreman or Technical Services Manager.
  • Assist with the development of maintenance strategy and ensure that scheduled maintenance activities are performed correctly
  • Identify repetitive failures, determine root cause, develop appropriate strategies and, if approved by Foreman / Technical manager, implement these strategies
  • Undertake re-active maintenance tasks and repairs allocated by the Helpdesk, Foreman or Technical Services Manager.
  • Ensure that the work area is left in a clean and tidy manner after completion of work.
  • Maintain and action a policy and procedure manual relating to all maintenance tasks and responsibilities at Ialch
  • Coordinate maintenance teams and planned maintenance activity for the IALCH contract.
  • Manage staff and administration of the Refrigeration Department.
  • Maintain and action all PPM schedules.
  • Manage safe work practices in conjunction with the OHS

Procurement

  • Identify critical spare parts and costs to be held on site
  • Foster good relationships with outside contractors and monitor the standard of service, delivery and cost.
  • Assist in Projects manage ad hoc projects of a maintenance/technical nature for variation works for the Client.
  • Ensure that PPM tasks are completed within the required time period using the ONKEY SYSTEM.
  • Ensure ppm tasks are in place for all equipment and that the tasks are kept relevant and up to date

Planned Maintenance Schedules and Document Library

  • Ensure that manuals for all new items of equipment are stored in the document library. All manuals must be updated if changes are made to the equipment.
  • Ensure that all “As built drawings” are kept up to date in electronic and hard copy.
  • Ensure compliance with the duties and responsibilities in terms of statutory requirements, the Output Specifications and the contract between TFS and Impilo.
  • Communicate and liaise with other members of TFS site management team and sub-contractors on all matters pertaining to your designated responsibilities

Legal Requirements

  • Ensure close cooperation, liaison and joint development of all relevant Policies & Procedures with the client, TFS management and TFS’s Fire, Health & Safety Manager and Quality Assurance Manager and relevant sub-contractors (e.g. Security).
  • Ensure all relevant policies, procedures and systems are implemented.
  • Carry out duties and responsibilities as directed by TFS Technical management.
  • TFS as an organisation have established, documented and implemented ISO9001 (Quality Standard), ISO14001 (Environmental Standard) and OHSAS45001 (Occupational, Health and Safety). All employees are required to make themselves aware of and to comply with the requirements of all three standards in order to maintain our Quality Management System.

ISO Accreditation

  • Ensure that workshops and plant rooms are kept clean and tidy
  • Ensure that plant rooms are kept locked.
  • Ensure that you and your staff are attired in a uniform which is always neat and clean.
  • Ensure that all jobs are carried out using the correct PPE
  • Ensure that you and your staff work in a safe manner

General

  • The Foreman is responsible for the safety of all staff working with him/her.
  • Report any items which may endanger the safety of staff, patients, or visitors.
  • Carry out any reasonable request from the Technical Managers.
  • The Team leader may be called to site after hours or to be available for standby duties.

Qualifications

  • Trade Tested Refrigeration Artisan (Industrial)
  • Trade tested, Air-conditioning installation, maintenance and operation experience
  • 3-5 years experience with air handling units with experience installing and maintaining self-contained air conditioning systems.
