Job Purpose
To manage the complete receivables function for the Group account, ensuring that all billed income (rental, recoveries, utilities, etc.) is collected on time, accurately accounted for, and reconciled. The role includes tenant billing, debt management, arrears recovery, reporting, and compliance with IFRS and lease terms.

- Billing & Collections
- Issue invoices and statements for all tenant lease and recovery accounts at least 7 days before due date.
- Ensure all rental income and recoveries are collected in line with lease terms and recovery schedules
- Arrears Management
- Monitor debt aging and initiate recovery action on balances >30 days.
- For debts >60 days, escalate to soft collection or legal recovery channels.
- Tenant Liaison
- Engage with tenants and stakeholders to resolve billing queries or disputes.
- Maintain accurate communication records and provide timely feedback to the finance and leasing teams.
- Cash Allocation & Reconciliation
- Ensure accurate and timely allocation of receipts against leases.
- Reconcile AR sub-ledger to general ledger monthly and resolve variances.
- Reporting
- Submit interim and final AR aging reports monthly with narrative on long-outstanding balances.
- Prepare bad debt provisions and support debt write-off recommendations in line with policy.
- IFRS and Compliance
- Apply interest for late payment in line with lease terms.
- Ensure compliance with financial controls, audit requirements, and internal governance.
- On-Time Billing: Invoices/statements issued 7 days before due data
- Collection Efficiency: of receivables collected by due date
- Debtors Aging (Current %): of debtors' book in current (0–30 days)
- Dispute Resolution: Time taken to resolve tenant disputes or billing queries
- Bad Debt & Provision Accuracy: Adequate provisioning and documentation for overdue accounts
- Cash Application Accuracy: of receipts correctly allocated to tenant accounts
- Reporting Timeliness & Quality: Submission of AR reports (aging, commentary, provision schedules) on time
- Legal Recovery Escalation: of accounts >60 days either in collection or legal process
- Degree in Finance, Accounting, or related field.
- Minimum 5–7 years in AR or credit control roles, ideally in property/real estate or utilities.
- Proficiency in SAP or enterprise ERP systems.
- Strong command of lease terms, billing cycles, and recovery policies.
- Excellent negotiation, analytical, and stakeholder engagement skills.
