The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of our residential complex. This role will entail managing the inhouse maintenance team and external contractors, coordinate repair work, and directly address basic maintenance issues. The ideal candidate brings hands-on technical expertise coupled with leadership and organizational skills.

Key Responsibilities

Supervision & Coordination of Maintenance team:

  • Lead and manage the in-house maintenance team, assigning tasks and monitoring performance.
  • Schedule and coordinate routine inspections and preventive maintenance on all building systems and equipment.
  • Ensure that basic maintenance tasks—including plumbing, electrical, painting, and general repair work—are attended to promptly and effectively.

Maintenance & Repairs:

  • Perform hands-on basic maintenance repair work when necessary.
  • Oversee and assist with troubleshooting, diagnosing, and resolving maintenance issues reported by residents.
  • Maintain accurate records of repair work, maintenance schedules, and inventory of supplies and tools.

Contractor Liaison:

  • Coordinate with external contractors to address specialized maintenance needs beyond internal capabilities.
  • Monitor and evaluate contractor performance to ensure work meets quality and safety standards.

Compliance & Safety:

  • Ensure all maintenance activities comply with relevant regulations, building codes, and safety standards.
  • Obtain certifications from contractors for work undertaken.
  • Promptly address any potential safety hazards and contribute ideas for improving overall safety in the complex.
  • Responsible for the health and safety of the maintenance staff.
  • Communication:
  • Provide responsive service to maintenance requests from Trustees and communicate effectively regarding the status of repairs and maintenance projects.
  • Maintain a professional and courteous atmosphere in all resident interactions.
  • Experience:
  • Minimum of 5 years’ experience in maintenance and supervisory roles within a residential or similar setting.
  • Demonstrated experience in performing hands-on basic maintenance tasks (plumbing, electrical, painting, carpentry, etc.).
  • Technical Skills:
  • Strong troubleshooting and problem-solving ability.
  • Proficiency in handling basic hand tools and maintenance equipment.
  • Leadership & Communication:
  • Proven leadership skills with the ability to train, motivate, and supervise a small maintenance team.
  • Good verbal and written communication skills.
