SUMMARY

Role Purpose

The Building Manager is responsible for overseeing the day-to-day maintenance, operations, and administration of the building. The role ensures effective management of service providers, execution of maintenance activities, and coordination of tenant-related projects. The incumbent is also responsible for maintaining strong relationships with tenants and contractors while ensuring compliance with operational, safety, and statutory requirements.

Key Responsibilities

Budgeting and Expense Control

Assist with the preparation and management of operational budgets

Monitor and control expenditure in line with approved budgets

Ensure cost-effective use of resources and adherence to financial controls

Building Management and Administration

Oversee daily building operations, including maintenance and service delivery

Conduct routine inspections to ensure building standards are maintained

Manage housekeeping, security, and general building upkeep

Ensure compliance with lease conditions, including house rules

Maintain accurate records and reporting related to building operations

Ensure adherence to company policies, procedures, and statutory requirements, including OHS

Contractor and Service Provider Management

Manage and oversee service and maintenance contractors

Ensure contractors deliver services in line with agreed standards and service level agreements

Liaise with contractors and management to resolve operational issues

Monitor contractor performance and ensure compliance with safety and quality standards

Tenant Liaison and Support

Establish and maintain strong relationships with tenants

Address tenant queries and coordinate maintenance and repair requests

Ensure tenant satisfaction through effective communication and service delivery

Maintenance and Technical Oversight

Coordinate and oversee general building maintenance, including plumbing, electrical, and HVAC systems

Ensure timely execution of repairs and preventative maintenance

Monitor building systems to ensure operational efficiency

Project Management and Tenant Installations

Assist the Operations Manager with coordinating revamps, upgrades, and tenant installations

Actively support project execution to ensure timelines and specifications are met

Collaborate with Centre and Property Managers on building improvement initiatives

POSITION INFO

Role Requirements

Technical or mechanical qualification (minimum N4 level)

3 – 5 years’ relevant experience in building or facilities management

Technical knowledge of building maintenance, including plumbing, electrical, and air conditioning systems

Working knowledge of lease agreements and house rules

Understanding of housekeeping principles and building operations

Basic knowledge of Occupational Health and Safety requirements

Knowledge of company policies, procedures, and statutory regulations

Understanding of budgeting and cost control principles

Strong administrative and reporting skills

Computer literacy, including MS Word and MS Excel

Strong problem-solving and decision-making skills

Good communication and interpersonal abilities

Ability to work under pressure and manage multiple priorities

High level of accountability, assertiveness, and attention to detail

Strong teamwork and customer service orientation
