A well-established organisation within the property management sector is looking for a Property Manager to oversee a residential student accommodation portfolio in Bloemfontein.
In this role, you will be responsible for the full property management function, including leasing, tenant relationships, maintenance oversight, financial performance reporting, arrears control, legal handovers, and budget management. You will play a key role in ensuring operational efficiency, tenant satisfaction, and strong financial outcomes across the portfolio.
You will work closely with internal teams, service providers, and clients to ensure that the building is well maintained, income is optimised, vacancies are minimised, and all reporting and compliance requirements are met.

- Matric (essential)
- BSc / BCom in Property Studies, Accounting or related field (advantageous)
- EAAB / FFC registration advantageous
- 3–5 years’ experience in Property Management or a similar role
- Strong financial and property management knowledge
- Excellent negotiation and communication skills
- Strong leasing and tenant relationship management capability
- Experience in arrears management and legal handovers
- Strong reporting, budgeting, and analytical ability
- Ability to manage teams and coordinate multiple stakeholders
Job Description
- Manage the full leasing process including renewals, new leases, and vacancy management
- Ensure accurate advertising and communication of available units
- Maintain strong tenant relationships and resolve tenant queries and disputes
- Conduct regular tenant engagement and site visits
- Oversee building maintenance and capital expenditure planning
- Review budgets, accruals, and monthly financial reporting
- Ensure accurate and timeous submission of monthly client reports
- Monitor and manage arrears, including tenant engagement and escalation processes
- Oversee legal handovers and work closely with legal teams on recoveries
- Authorise and review invoices, accruals, and financial inputs where applicable
- Manage utility service providers and resolve billing or consumption queries
- Ensure compliance with management agreements and operational mandates
- Support budget preparation, forecasting, and mid-year valuation adjustments
- Drive performance across occupancy, collections, and operational KPIs
- Ensure timely resolution of action items from monthly reporting cycles
- Maintain accurate property records and financial documentation
