SUMMARY

As Regional Finance Manager, the individual will support the active management, optimization and strategic oversight of the organisation’s property portfolio within the Greater Gauteng region. The role is commercial, analytical and operational in nature, focusing on asset performance, strategic input, feasibility analysis, capex motivation and value enhancement initiatives.

The position reports directly to the Regional Manager – Greater Gauteng and requires close collaboration with property management, leasing, facilities, finance and head office teams. The role will involve regular interaction with regional assets and therefore may require occasional travel within Greater Gauteng from time to time as required. The position offers a fixed salary and the role will be based at the regional office in Gauteng.

Qualifications & Experience

• Degree in Accounting, Property Studies, Real Estate, Finance, Economics, Commerce or a related field
• 5–7 years’ experience in an asset management, property analysis, consulting or property finance role
• Exposure to retail, commercial, mixed-use and/or student portfolios advantageous
• Strong Excel and financial modelling and presentation skills
• Gauteng market knowledge will be beneficial

Key performance indicators

• Asset-level Actual vs Budget performance reports, variance analysis and corrective action tracking
• Vacancy, lease expiry and income improvement strategy preparation and execution thereof
• Capex spend vs approved budget and timeline tracking
• Feasibility and ROI analysis outcomes vs actual performance
• Asset strategy implementation tracking reports
• Portfolio dashboards and management reporting packs
• Ad hoc analysis and Exco submission quality and turnaround times

Responsibilities

As Regional Finance Manager, the individual will be responsible for supporting asset-level performance, strategic initiatives and commercial decision-making across the regional portfolio. This will include, but not be limited to, the following areas:

• Asset Performance & Portfolio Management
• Financial Analysis, Budgets & Variance Management
• Capex Planning, Feasibilities & Exco Submissions
• Strategic Asset Management & Decision Support
• Leasing, Tenant & Income Optimization Support
• Operational Oversight & Cross-Functional Coordination
• General Business and Reporting
