OVERVIEW

The Junior Property Manager is responsible for coordinating and overseeing the day-to-day operational management of assigned properties to ensure efficient functioning, compliance with standards, and positive tenant experiences. The role focuses on operational oversight, maintenance coordination, reporting, and supporting leasing activities through effective property readiness and stakeholder coordination.

DESCRIPTION OF RESPONSIBILITIES (not limited to)

  • Oversee the daily operational functioning of Zikhethele and Indlu- rental Apartments to ensure properties are safe, functional, and well-managed.
  • Coordinate and monitor maintenance issues reported by leasing agents and tenants, ensuring follow-up and resolution.
  • Conduct and review move-in and move-out inspections, ensuring standards and reporting accuracy.
  • Ensure properties comply with internal operational standards and procedures.
  • Monitor vacancies, demand trends, and leasing performance across assigned properties.
  • Compile and submit regular operational and occupancy reports to management.
  • Provide structured insights on tenant behaviour, demand patterns, and operational challenges.
  • Serve as the primary escalation point for tenant operational issues after leasing.
  • Support leasing agents with unit availability, readiness, and operational information.
  • Coordinate between tenants, leasing agents, maintenance teams, and management.
  • Support leasing activities by aligning operational readiness with marketing initiatives.
  • Conduct viewings and follow leasing processes.
  • Participate in lease negotiations only within approved parameters and under management guidance.
  • Act as a point of contact for tenants and address queries professionally
  • Build and maintain strong tenant relationships
  • Ensure compliance with PPRA regulations and lease agreements
  • Ensure accurate property, tenant, and inspection data is maintained on the Zikhethele/Indlu App/system.
  • Monitor adherence to operational procedures and flag deviations to management.
  • Support senior property managers with reporting and portfolio administration
  • Travel to Head Office in Pretoria when requested to do so for meetings.

QUALIFICATIONS/ REQUIREMENTS

  • National Senior Certificate (Grade 12).
  • Minimum 3 years of experience in real estate and property management.
  • Management experience with maintenance/ leasing teams.
  • NQF Level 4 in Real Estate required.
  • Relevant qualification in property/estate management.
  • Preferred experience in township/ low costing housing.

KNOWLEDGE AND SKILLS

  • Proficiency in verbal and written English communication.
  • Strong organisational skills to manage multiple tasks, prioritise responsibilities, and meet deadlines effectively.
  • Diplomatic, professional and high work ethic.
  • Knowledge of basic health and safety requirements.
  • Strong negotiation, interpersonal, and persuasive skills.
  • Highly organized with the ability to manage multiple projects, such as marketing, placements, move-ins and renewals simultaneously.
  • Proficiency in property management & software (e.g., MRI, WeconnectU, PropCtrl) and Microsoft Office Suite.
