Responsibilities
- Implement specific maintenance strategies, policies, and tactics and schedule tasks with reference to the maintenance plan and philosophies.
- Perform the duties of Manager as specifically described and defined in the OHS Act to comply with the regulations and act and to ensure that employees work in a safe environment.
- Plan and schedule tasks and assign them to relevant employees.
- Compile and submit reports monthly and when required.
- Implement a performance and development management system in the division.
- Provide constant feedback to the line manager and clients on operations restoration.
- Perform stand-by duties as and when required.
- Report to the Maintenance Manager on all maintenance-related matters.
- Conduct inspection of facilities and all equipment on site, identify areas of risk and report back for rectification.
- Compile an asset register and maintain the register with reference to infrastructure, installation, equipment, tools, etc.
- Ensure that staff is accredited to perform their tasks as required in legislation and for quality assurance purposes.
- Ensure quality of work & timeous completion of all field requests.
- Ensure that contractors adhere to the OHS Act standards and UJ operational requirements.
- Perform mentoring and coaching of staff in order to ensure effective skills development and a safe working environment.
- Train subordinates in the division.
- Ensure that the infrastructure is optimally available for use by clients.
Minimum requirements
- Degree or equivalent qualification (NQF 7) in Facilities Management or Construction Management or Civil Engineering or Quantity Surveying.
- Three (3) to five (5) years’ job-related experience in the maintenance environment: Building, Carpentry, Painting and Plumbing maintenance is essential.
- Three (3) to five (5) years’ Maintenance Management experience is essential.
- Three (3) to five (5) years’ experience of leading maintenance teams.
- A valid driver's license.
- Computer literacy in all Microsoft packages.
Recommendations
- Background in Quantity Surveying will be an added advantage.
- Project Management will be an added advantage.
- Willingness to work extended hours when required.
- Highly disciplined and able to work with minimum supervision.
Competencies and Behavioural Attributes
- Excellent written, verbal, listening and interpersonal communication skills.
- Management System, Archibus Management System, IDU Oracle budget loading system.
- Knowledge of relevant legislation related to maintenance services.
- Knowledge of Facilities and Maintenance Management.
- Knowledge of Occupational Health and Safety Act of 1993.
- Knowledge of building standards and legislation.
- Development of bill of quantities using WinQS.
- Management of projects with PPO.
