Salary: R 70 000 to R 80 000 per month plus 13th cheque and medical aid contribution

 

About the Role:

Well-established Estate, secure residential estate comprising approximately 380 freehold homes and three sectional-title schemes. We are seeking a proactive Estate Manager to lead an in-house team of six and coordinate the day-to-day management of the estate. You will ensure the estate remains safe, well-maintained, and legally compliant for the benefit of all residents and the HOA.

 

Required Profile:

·        Experience: 10+ years’ experience in estate management, facilities management, property operations, or a similar field.

·        Education: A formal qualification in Estate/Facilities Management, Property Management, Business Administration, OHS/SHEQ, or a related field.

·        Technical Skills: Strong understanding of security operations (guards, CCTV, access control) and building/infrastructure maintenance (roads, lighting, plumbing, generators).

·        Financial & Planning Skills: Able to prepare maintenance plans, manage budgets, process quotations, and maintain asset registers.

·        Soft Skills: High integrity, reliable, and practically minded. Highly experienced in supervising staff and handling resident relations and conflict resolution professionally.

 

Key Responsibilities:

Day-to-Day Estate Operations

·        Ensure uninterrupted service delivery across security, access control, traffic management, and common property maintenance.

·        Enforce estate rules consistently, including building regulations, noise control, and pet policies.

·        Conduct thorough weekly inspections of the entire estate to identify and log maintenance and repair needs.

·        Respond to all resident queries and maintenance requests within a maximum 24-hour initial response window.

 

Service Provider & Project Management

·        Supervise internal staff (team of 6) and manage contracted service providers (landscaping, security, etc.).

·        Assist in setting, monitoring, and enforcing performance standards and Service Level Agreements (SLAs).

·        Identify, propose, and execute ad hoc facility and infrastructure projects mandated by the HOA Board.

·        Source preferred contractors, obtain competitive quotes, and enforce SLA penalties when necessary.

 

Building Control & Compliance

·        Review and ensure all building plans comply with the estate's MOI, Guidelines, and Contractors Agreements.

·        Conduct daily drives around the estate to monitor active building sites and ensure unoccupied stands are kept clean.

·        Manage building penalties, pavement deposits, and ensure all commencement and completion certificates are strictly adhered to.

·        Liaise directly with local council authorities regarding municipal services like water, sewerage, and electricity.

 

Administration & Board Governance

·        Oversee estate administration, including compiling welcome packs, registering new owners, and issuing access tags.

·        Attend HOA Board and committee meetings as an observer/representative, and ensure all board-approved communications are distributed.

·        Take formal minutes for all board meetings and deliver them within a strict 2-day turnaround time.

·        Risk Management & Reporting

·        Conduct structured risk analyses to safeguard estate assets, technology systems, data integrity, and resident safety.

·        Maintain and submit bi-weekly operational reports covering active building stands, visitor management updates, contractor reviews, security, and common area maintenance.
