SUMMARY

Role Purpose

The Investment Officer is responsible for developing and executing the Group’s capital allocation strategy to maximise distributable income per share, growth in net asset value per share, and total shareholder returns.

The role provides strategic leadership across capital deployment, investment performance, balance sheet optimisation, transaction execution, investor relations, governance, and investment management activities. The incumbent will work closely with the CEO, Executive Committee, Board, and key stakeholders to ensure that investment decisions support long-term business objectives while maintaining a strong balance sheet and sustainable growth.

Key Responsibilities

Balance Sheet & Capital Management

  • Develop and execute capital allocation strategies aligned with shareholder return objectives.
  • Optimise the Group’s capital structure, liquidity position, and funding strategy.
  • Conduct scenario analysis, stress testing, and financial modelling to support investment decisions.
  • Evaluate the impact of acquisitions, developments, disposals, and funding transactions.
  • Monitor portfolio performance and benchmark against industry peers.
  • Review asset allocation across operating assets and development projects.
  • Present annual asset performance reviews and recommendations.

Investment Management

  • Evaluate investment opportunities, acquisitions, developments, and strategic transactions.
  • Prepare investment recommendations and supporting business cases.
  • Monitor performance of existing investments and identify opportunities for value enhancement.
  • Manage investee company relationships and governance requirements.
  • Attend investee company board meetings where required.
  • Oversee shareholder communication, reporting obligations, and voting processes.
  • Coordinate approvals and reporting requirements with relevant regulatory authorities.

Financial Analysis & Performance Management

  • Develop and maintain financial models, valuation models, and forecasting tools.
  • Analyse asset, portfolio, and Group performance.
  • Identify underperforming assets and recommend corrective strategies.
  • Support debt structuring and capital optimisation initiatives.
  • Develop predictive models using market, economic, and operational indicators.
  • Contribute to long-term strategic planning and business forecasting.

Transaction Execution

  • Support the execution of acquisitions, disposals, developments, and strategic transactions.
  • Assist with transaction structuring and financial evaluation.
  • Prepare and present Investment Committee submissions.
  • Coordinate activities between internal departments and external advisors.
  • Facilitate transaction approvals through internal governance processes.
  • Support transaction implementation and post-deal integration activities.

Investment Committee Administration

  • Coordinate Investment Committee meetings and governance processes.
  • Prepare agendas, meeting packs, minutes, and supporting documentation.
  • Ensure all investment proposals are complete and submitted within required timelines.
  • Support presenters and stakeholders throughout the approval process.

Investor Relations

  • Develop and implement investor relations strategies.
  • Build and maintain relationships with shareholders, analysts, investors, and other stakeholders.
  • Respond to investor enquiries and requests.
  • Contribute to investor presentations, annual and integrated reports, results announcements, and market communications.
  • Provide regular market intelligence, benchmarking, and industry analysis reports to Executive Management.

Strategic Support

  • Provide strategic support and investment insights to the CEO and Executive Committee.
  • Participate in Executive Committee, Investment Committee, Board strategy sessions, and other governance forums.
  • Conduct market research, economic analysis, and scenario modelling.
  • Develop recommendations regarding acquisition, retention, or disposal of investments.
  • Support strategic planning and long-term value creation initiatives.

Legal Risk & Governance

  • Support the implementation and maintenance of legal and governance frameworks.
  • Provide strategic oversight and direction regarding legal risk management.
  • Ensure compliance with applicable legislation, governance requirements, and regulatory obligations.
  • Monitor adherence to internal policies and procedures.

Risk Management

  • Identify, assess, and manage business and investment risks.
  • Ensure implementation of appropriate controls and governance processes.
  • Support internal and external audit activities.
  • Drive implementation of audit findings and risk mitigation initiatives.
  • Maintain relevant risk management policies and procedures.

Deputy Information Officer Responsibilities (POPIA & PAIA)

  • Act as Deputy Information Officer for the organisation.
  • Ensure compliance with POPIA, PAIA, and related privacy legislation.
  • Manage information governance frameworks and compliance programmes.
  • Coordinate regulatory reporting and stakeholder engagement.
  • Maintain information access systems, privacy impact assessments, and compliance documentation.
  • Conduct awareness initiatives and training programmes where required.

Leadership & People Management

  • Lead and develop direct reports and support succession planning initiatives.
  • Conduct performance management and development reviews.
  • Identify capability gaps and implement development plans.
  • Manage departmental budgets, resources, and organisational structures.
  • Foster a culture of accountability, collaboration, and continuous improvement.

POSITION INFO

Role Requirements Qualifications Qualified CA(SA) and/or CFA (essential). Experience Minimum 10 years post-articles experience. Minimum 3 years' experience in a funding role within a corporate finance, investment banking, or related environment. Minimum 3 years' experience within the real estate sector. Proven experience in investment analysis, capital allocation, transaction execution, and financial modelling. Experience engaging with executive leadership, boards, investors, and governance committees. Knowledge & Skills Strong capital structuring and funding expertise. Advanced financial modelling and valuation skills. Strong understanding of investment analysis and portfolio management. In-depth knowledge of real estate investment and transaction environments. Excellent analytical, commercial, and strategic thinking capability. Advanced Microsoft Excel and PowerPoint skills. Strong communication, presentation, and stakeholder engagement skills. Working knowledge of AI and emerging technologies within investment environments.
