LEGAL ADVISOR - RETAIL PROPERTY

A legal advisor position is available within a property group. Managing of all legal aspects within the property portfolio assigned including but not limited to the following:
- Obtain consent to conduct credit checks, conduct credit checks and approve the outcome thereof.
- Request, obtain and verify FICA documents.
- Compile vendor listing documents and assist accountants with the loading and finalisation thereof.
- Drafting and finalising of the following: Offer to Lease, Agreement of Lease, Cession, Deed of Suretyship, Renewal Addendums and various other Addendums to Lease Agreements, Acknowledgment of Debt Agreements, Letter of Demands, etc.
- Following up and obtaining of signed documentation.
- Instructing accountants to issue Deposit and Lease Fee invoices and following up on the payment thereof.
- Co-ordinate beneficial occupation of tenants with centre managers and portfolio managers.
- Initiate lease renewals and negotiations in respect thereof.
- In conjunction with centre managers, co-ordinate and following up on the progress in respect of the re-instatement of premises upon the tenant’s vacation.
- Assist centre managers in obtaining Electric Compliance Certificates from tenants upon their vacation from the premises.
- Assist accountants with the refunding of deposits after tenants vacating from the premises.
- Maintain and safe keeping of tenant files – custodian of original Lease Agreements.
- Assist accountants with the collection of outstanding monies due by addressing formal letters of demand to tenants and following up on payment thereof.
- Prepare monthly reports of renewals, tenant movements and new tenants to be invoiced for the following month, per entity.
- Prepare monthly Commissions, Lease Documentation Preparation Fees, and Tenant Profile Review Fees on a schedule per entity.
- Assist accountants with the preparation of monthly reports to clients.
- Conducting deposit recons.
- Assist accountants, centre managers and portfolio managers with tenant queries.
- Company files: Safe keeping of certain documentation: Loan & Facility Letters, Insurance Policies; Title Deeds, Transfer Documentation, Sale Agreements, Service Level Agreements.
- Service Level Agreements: Assist with the review of Service Level Agreements and finalising thereof with the relevant companies.
- Credit Applications: Complete and compile documentation for credit applications per entity.
- Keeping lists of Bank Guarantees held and the expiry date thereof.
- Preparing of yearly budgets on each entity.
- Preparing and constant updating of a Matrix on each entity.
- Preparing approval forms for sign off by Exco members.
Qualification and experience
LLB Degree with minimum 2 years post-admission experience
Experience in Retail letting environment will be advantageous
Own Transport
