Purpose of the Role The Senior Maintenance Manager will be responsible for the strategic and operational management of all engineering and maintenance activities across the hotel or hospitality property. The successful candidate will ensure maximum uptime of all facilities, guest rooms, plant equipment, utilities, and building services while maintaining exceptional safety, quality, and service standards expected within a luxury hospitality environment. This role requires a technically strong maintenance professional with extensive hands-on experience gained within the hospitality industry, capable of leading multidisciplinary maintenance teams while driving preventative maintenance programmes, asset management, contractor performance, and capital improvement projects. Minimum Requirements Qualifications Essential Trade Tested Electrician (Red Seal) OR National Diploma (NQF Level 6) in Electrical Engineering or Mechanical Engineering Advantageous Project Management qualification Facilities Management qualification Occupational Health & Safety certification (SAMTRAC/NEBOSH) Energy Management certification Experience The successful candidate must have: Minimum 10 years' experience as a Maintenance Technician, Maintenance Engineer or similar technical role within the hospitality or hotel industry. Minimum 5 years' management experience leading maintenance teams. Proven experience working within: Luxury Hotels Hotel Groups Resorts Lodges Hospitality Estates Extensive experience maintaining occupied hospitality facilities with minimal disruption to guests. Experience managing maintenance budgets exceeding several million Rand. Experience with preventative and predictive maintenance systems. Experience managing external contractors and service providers. Experience overseeing refurbishment and capital improvement projects. Technical Knowledge Strong working knowledge of: Electrical distribution systems HVAC systems Chillers Cooling towers Air conditioning plants Building Management Systems (BMS) Diesel generators UPS systems Solar systems (advantageous) Water reticulation systems Hot water generation systems Heat pumps Boilers Pumps Swimming pool plant rooms Kitchen equipment Laundry equipment Refrigeration systems Elevators and lifts Fire detection systems Fire suppression systems Access control systems CCTV Plumbing systems Mechanical equipment Building fabric maintenance Hotel room maintenance Preventative maintenance planning CMMS (Computerised Maintenance Management Systems) Key Responsibilities Maintenance Management Develop and implement preventative maintenance programmes. Ensure all hotel facilities remain fully operational. Reduce equipment downtime through proactive maintenance. Maintain statutory compliance of all plant and equipment. Schedule routine servicing of all building services. Facilities Management Manage maintenance of: Guest rooms Restaurants Kitchens Conference facilities Spa facilities Swimming pools Landscaped areas Staff accommodation Plant rooms Electrical infrastructure Mechanical equipment Team Leadership Lead and mentor maintenance technicians and artisans. Manage performance and development of the maintenance team. Coordinate standby and after-hours maintenance. Ensure compliance with company maintenance standards. Asset Management Develop long-term asset replacement strategies. Monitor equipment life cycles. Manage maintenance records. Analyse equipment failures. Improve equipment reliability. Budget Management Prepare annual maintenance budgets. Control maintenance expenditure. Manage contractor costs. Source quotations. Manage maintenance inventory and spare parts.
