Role Overview

  • Position: Management Accountant
  • Company Size: Small, dynamic property investment and management company (8 team members, 15 buildings, ~150 tenants)
  • Salary Range: R35,000 – R45,000 per month (Negotiable based on experience)
  • Experience Level: SAIPA Qualified + approx. 3 years post-article experience
  • Location: The Spice Yard, Salt River, Cape Town. At present our team works from the office and remote works one day every second week. Over time we would consider more remote work for this position although we in general are an in office business.
  • Growth Potential: High. We are looking for someone to grow alongside the company as we expand our portfolio.

We are a tight-knit, growing property which owns or oversees a diverse portfolio of 15 buildings and roughly 150 tenants. Because we are a small team of eight, we value collaboration, adaptability, and a proactive mindset. Key Responsibilities

1. Financial Management & Reporting

  • Prepare accurate monthly management accounts and financial reports.
  • Manage cash flow forecasting and monitor working capital.
  • Maintain the general ledger and ensure all reconciliations (bank, intercompany, etc.) are up to date.
  • Create systems and coordinate our team to give you the necessary information achieve these goals.

2. Tenant Management & Invoicing

  • Oversee the monthly billing/invoicing cycle for ~150 tenants (rent, utilities, recoveries).
  • Monitor accounts receivable and actively manage debt collection/tenant age analysis.
  • Liaise with tenants regarding account queries in a professional and empathetic manner.

3. Budgeting & Cost Control

  • Develop, implement, and monitor annual budgets for the overall company and individual buildings.
  • Conduct variance analysis (Actual vs. Budget) to identify cost-saving opportunities or revenue leakages.
  • Manage accounts payable, verifying supplier invoices against property maintenance budgets.

4. Compliance & Tax

  • Ensure full compliance with SARS, including timely preparation and submission of VAT, PAYE, and Provisional Tax.
  • Liaise with external auditors or tax practitioners for annual financial statements.

Key Requirements & Qualifications

  • Professional Designation: Must be a fully qualified Professional Accountant (SAIPA) with active membership.
  • Experience: Minimum of 3 years post-article experience, ideally with some commercial / industrial real estate sector experience (highly advantageous but not a dealbreaker).
  • Systems & Tech: Proficiency in accounting software. Experience in Sage Online would be a big plus. Strong Excel skills are non-negotiable.
  • Soft Skills: An entrepreneurial mindset—someone who sees a small team as an opportunity to make a big impact. Good communication skills for dealing with tenants, suppliers, and internal team members.
  • Organized: Systematic in your approach to work with sharp attention to detail.
