SUMMARY
Our client is a technology-enabled property developer and construction group. We are seeking a Site Manager who is equally skilled in conventional construction and advanced building technologies. This role requires a "production-line" mindset to deliver both single-story mass production and high-density blocks of flats. You will oversee the transition of proprietary manufactured components from our factory hub to onsite assembly, ensuring companies vertically integrated value chain operates at peak efficiency.
Qualifications & Experience
- Education: Bachelor’s degree or National Diploma in Construction Management or Civil Engineering.
- Experience: * Minimum 5–10 years of experience in residential construction.
- Proven track record in mass-production housing and high-density apartment blocks.
- Direct experience with advanced building technologies (EPS/Lightweight concrete/Modular) is highly advantageous.
- Technical Skills: * Deep understanding of JBCC contracts.
- Proficiency in interpreting both architectural and complex structural drawings.
Key Responsibilities
Dual-Stream Construction Oversight
- Direct daily site operations for conventional builds (structural concrete, brickwork, traditional finishes) and Technology builds (EPS, modular systems, and advanced sustainable tech).
- Manage the "production line" workflow for mass-produced single-story housing, ensuring trade synchronization across 50–100 units.
- Coordinate complex logistics for high-density blocks of flats, managing vertical movement, crane age, and multi-storey structural requirements.
Factory-to-Site Integration
- Act as the primary interface between the manufacturing factory hub and the construction site.
- Schedule and oversee the onsite assembly of proprietary components, ensuring that technology-enabled systems are installed to exact specifications.
- Monitor component deliveries to prevent "just-in-time" bottlenecks on site.
Quality Control & High-Volume Delivery
- Maintain rigorous quality standards across high volumes (50–100 units), ensuring high-quality building technology standards are never compromised.
- Conduct stage-by-stage inspections for both single-story and high-density structures to ensure NHBRC and structural compliance.
- Drive the "Zero-Snag" culture, ensuring handovers are seamless and meet proprietary quality benchmarks.
Subcontractor & Resource Management
- Manage a diverse workforce and specialist subcontractors, ensuring they are trained and competent in both traditional and client specific methods.
- Enforce strict Health & Safety protocols across all high-density and mass-production sites.
- Optimize labor and plant utilization to ensure projects remain within budget and on program.
