About The Role

Reporting directly to the Property Manager, you will oversee the day-to-day operations of a diverse portfolio of approximately 25 Commercial, Retail and Industrial properties, comprising both single-tenanted and multi-tenanted buildings.

This is a highly operational role requiring regular travel throughout Gauteng, North West, Mpumalanga and Limpopo. You will be responsible for ensuring operational excellence, contractor performance, maintenance standards, tenant satisfaction and legislative compliance across the portfolio.

Success in this role requires a proactive, solutions-driven individual with exceptional organisational skills, strong technical understanding and a willingness to be on-site where it matters most.

POSITION INFO

Key Responsibilities Property Operations Oversee the daily operations of a portfolio of approximately 25 commercial, retail and industrial properties Ensure all properties are maintained to the highest operational standards Conduct regular property inspections across the portfolio Identify operational risks and implement corrective action Ensure buildings remain safe, compliant and tenant-focused Maintenance & Facilities Management Coordinate planned and reactive maintenance Manage contractors and service providers Monitor service level agreements (SLAs) Ensure preventative maintenance programmes are implemented Oversee repairs, refurbishments and minor capital projects Tenant & Stakeholder Management Build strong relationships with tenants Resolve tenant queries and operational issues promptly Liaise with landlords, suppliers and service providers Support tenant retention through excellent service delivery Financial & Operational Control Assist with operational budgets and expenditure control Review contractor quotations and approve work completed Monitor operational costs and identify savings opportunities Support CAPEX and OPEX planning Compliance & Risk Management Ensure compliance with Occupational Health & Safety legislation Monitor statutory compliance across all properties Manage health and safety inspections Ensure contractor compliance documentation is maintained Support insurance inspections and risk mitigation initiatives Minimum Requirements Relevant qualification in Property Management, Facilities Management, Building Management or a related field Minimum 5 years' experience in Property Operations or Facilities Management Proven experience managing Commercial, Retail and Industrial properties Experience managing both single-tenanted and multi-tenanted buildings Strong contractor and maintenance management experience Excellent understanding of building operations and facilities management Valid driver's licence and willingness to travel extensively Computer literate (Microsoft Office) Highly Advantageous Experience working for a REIT, Property Investment Company or Property Fund Facilities Management experience Technical building knowledge OHS compliance experience Budget management experience Experience managing geographically dispersed property portfolios Key Skills Operations Management Property Management Commercial Property Retail Property Industrial Property Facilities Management Building Operations Contractor Management Preventative Maintenance Property Inspections Tenant Relations Budget Management CAPEX & OPEX Health & Safety OHS Compliance SLA Management Risk Management Asset Management Property Operations Stakeholder Management Why Join This Opportunity?
