POSITION PURPOSE

The Dedicated Leasing Broker will be responsible for driving occupancy and reducing vacancy within a designated property. The primary focus of the role is proactive leasing, tenant retention, market engagement, and identifying opportunities to enhance the asset's income and tenant mix.

This is a results-driven position requiring a hands-on individual who will dedicate their efforts exclusively to the assigned asset to improve occupancy, secure quality tenants, and maximize rental income.

The Dedicated Leasing Broker will focus exclusively on reducing vacancies and driving occupancy within the designated property. The contract may be extended at the Company's discretion, subject to performance and business requirements

ESSENTIAL FUNCTIONS AND BASIC DUTIES

Leasing and Letting

  • Market and lease all vacant premises within the assigned property.
  • Source and secure new tenants in line with the approved leasing strategy and tenant mix plan.
  • Conduct property inspections, viewings, and tenant presentations.
  • Negotiate Heads of Terms and lease agreements within approved mandates.
  • Maintain an active pipeline of prospective tenants and leasing opportunities.
  • Engage with national, regional, and local tenants to secure occupancy.
  • Develop relationships with tenant representatives, brokers, franchise groups, and retailers to identify leasing opportunities.

Tenant Retention

  • Build and maintain strong relationships with existing tenants.
  • Engage with tenants approaching lease expiry to maximise renewals and retention.
  • Assist in identifying and resolving issues that may impact tenant retention.

Market Intelligence

  • Monitor market rentals, vacancies, tenant demand, and competitor activity.
  • Provide regular market feedback and recommendations.
  • Identify target industries and tenants that complement the property's leasing strategy.
  • Report on market trends and potential opportunities to improve asset performance.

Reporting and Administration

  • Maintain accurate leasing records and prospect databases.

Property Engagement

  • Work closely with Asset Management and Property Management teams.

QUALIFICATIONS

  • Education/Certification: Property Studies or related
  • Good understanding of “Legal Leases”

SKILLS/ABILITIES
