Are you an experienced Property Executive, Head of Property Management, Regional Property Manager or Property Operations Executive looking to lead one of South Africa's growing student accommodation portfolios?

A leading Student Accommodation Property Management Company, based in Pretoria, is seeking an exceptional Executive Head of Property Management to provide strategic leadership across its national property portfolio.

This executive opportunity is ideal for a commercially astute property professional with extensive experience in Property Management, Operations Management, Facilities Management, Asset Management, Building Compliance, Project Management and Executive Leadership.

Reporting directly to the Chief Financial Officer and Board, you will lead the national property function, ensuring operational excellence, regulatory compliance, financial performance and an outstanding student living experience across the portfolio.

About The Role

As the Executive Head of Property Management, you will oversee the national operation of a student accommodation portfolio, ensuring every property operates efficiently, safely and in full compliance with legislative and company standards.

You will lead both Hard and Soft Facilities Management Services, including maintenance, repairs, cleaning, security, contractor management and operational governance, while developing and implementing long-term property strategies that enhance operational performance and asset value.

Key Responsibilities Executive Property Leadership Lead the national Property Management function Develop and implement operational strategies Drive operational excellence across the portfolio Align property operations with business objectives Lead and mentor regional property and facilities teams Property Operations Oversee the day-to-day management of a national student accommodation portfolio Ensure operational policies and procedures are consistently implemented Improve operational efficiencies across all properties Monitor service delivery and customer satisfaction Drive continuous improvement initiatives Facilities & Building Management Manage all Hard and Soft Facilities Management services Oversee preventative and reactive maintenance programmes Ensure buildings remain safe, compliant and operational Maintain asset quality across the portfolio Drive refurbishment and improvement initiatives Compliance, Risk & Governance Ensure compliance with the Occupational Health & Safety Act (OHS) Manage portfolio-wide risk mitigation strategies Ensure compliance with SANS Building Regulations Maintain statutory compliance across all properties Monitor contractor and supplier compliance Project & CAPEX Management Manage CAPEX and OPEX programmes Oversee refurbishment and improvement projects Ensure projects are completed on time and within budget Review contractor performance Drive long-term asset preservation strategies Financial Management Manage operational budgets Analyse expenditure and identify cost-saving opportunities Monitor financial performance across the portfolio Review monthly operational reports Support long-term financial planning Asset Management Protect and enhance property asset value Monitor property performance and benchmarking Oversee maintenance planning Ensure accurate asset registers Improve long-term building sustainability Stakeholder Management Build relationships with universities, bursary providers and institutional partners Manage contractor and supplier relationships Engage with parents and students where required Collaborate with executive management and Board members Deliver exceptional stakeholder service Human Capital Leadership Lead and develop high-performing Property and Facilities teams Manage recruitment and succession planning Conduct performance reviews Coach and mentor management teams Foster a culture of accountability, innovation and excellence Reporting Prepare executive reports for the CFO and Board Analyse operational performance Report on compliance, maintenance and financial performance Present strategic recommendations Monitor portfolio KPIs and business performance Minimum Requirements Degree in Property Management, Property Studies, Operations Management, Business Administration or a related field MBA or postgraduate qualification advantageous SAFMA membership advantageous Minimum 8-10 years' Operations Management experience Minimum 5-8 years' People Management experience Minimum 3-5 years' Project Management experience Extensive experience in Property Management or Facilities Management Strong commercial and financial acumen Knowledge of OHS legislation, SANS Building Regulations and SHEQ Experience managing CAPEX and OPEX budgets Advanced Microsoft Excel skills Valid South African driver's licence Willingness to travel nationally Highly Advantageous Student Accommodation experience Multi-site Property Management National Portfolio Management Commercial Property experience Residential Property experience Asset Management Executive leadership experience Facilities Management Operational Governance Strategic Planning Key Skills Executive Head of Property Management Property Executive National Property Manager Property Operations Student Accommodation Facilities Management Asset Management Operations Management Portfolio Management Property Portfolio CAPEX Management OPEX Management Project Management Building Maintenance Building Compliance OHS Compliance SHEQ SANS Regulations Contractor Management Budget Management Risk Management Strategic Planning Executive Leadership People Management Financial Management Stakeholder Management Operational Excellence Why Join This Opportunity?
