Debtors Administrator Location: Johannesburg Company : Africrest Properties Africrest Properties is seeking a detail-oriented and highly organised Debtors Administrator to join our Property Management team. This is an excellent opportunity for an experienced property professional with strong debtors administration and property management experience who thrives in a fast-paced environment and takes pride in delivering exceptional customer service, maintaining accurate tenant records, and ensuring efficient debtor account management. Key Responsibilities Manage the full debtors administration function across the residential and/or commercial property portfolio. Monitor rental payments and manage tenant arrears in accordance with the Company''s debtor management procedures. Reconcile complex debtor accounts and resolve outstanding tenant queries. Monitor debtor balances and assist in reducing debtor ageing (DSO). Capture and maintain accurate tenant, lease and property information on the MDA Property Management System. Capture arrears notes, vacancy information and tenant account updates on MDA. Process tenant move-outs and vacate tenants on MDA at the end of lease periods. Administer lease agreements, ensuring all tenant details and lease information are accurately captured. Ensure all FICA documentation is obtained, verified and maintained in accordance with POPIA requirements. Prepare monthly owner statements, arrears reports and management reports within required deadlines. Process recoverable charges, including utilities, maintenance and other tenant recoveries. Perform month-end processing, including bank reconciliations. Allocate tenant payments and maintain accurate debtor records. Liaise professionally with tenants, property owners, contractors, service providers and internal stakeholders. Support Property Managers with debtor-related matters and general property administration. Arrange tenant meetings where required and obtain debit order authorisations. Show vacant units to prospective tenants when required. Maintain accurate filing systems and provide general administrative support to ensure the efficient running of the office. Minimum Requirements Matric Certificate. Minimum 2 years'' experience in property management or property administration. Previous experience in debtors administration within the property industry. Experience using the MDA Property Management System or a similar property management system will be advantageous. Strong understanding of rental collections, debtors administration, account reconciliations and recoverable charges. Sound knowledge of lease administration, FICA and POPIA requirements. Proficient in Microsoft Office, particularly Excel. Key Competencies Excellent attention to detail and accuracy. Strong analytical, reconciliation and problem-solving skills.
