Duties & Responsibilities
Maintenance Operations
- Supervise, assign, and monitor maintenance work performed by technical staff.
- Coordinate repairs and maintenance activities including:
- Electrical systems
- Plumbing
- Carpentry
- Air conditioning
- Locking mechanisms
- Painting
- Civil works
- Kitchen equipment
- General building maintenance
- Attend to maintenance requests received through the Helpdesk and PRAGMA system.
- Ensure work orders are prioritized, completed, and closed within agreed timelines.
- Conduct quality inspections of completed work.
- Escalate critical failures immediately to management and provide ongoing updates until resolution.
- Perform standby duties when required.
Contractor Management
- Supervise external contractors on site.
- Ensure contractors comply with contractual obligations, scope of work, and service level agreements.
- Verify work quality before contractor sign-off.
- Ensure contractors maintain housekeeping standards and follow site safety requirements.
- Monitor contractor performance and service delivery standards.
Preventative Maintenance
- Ensure preventative maintenance schedules are implemented and maintained.
- Maintain equipment registers and service records.
- Monitor contractor performance on preventative maintenance programmes.
- Ensure maintenance activities are carried out cost-effectively and within agreed standards.
Audits and Inspections
- Conduct routine inspections and audits.
- Lead maintenance team "walk-the-floor" inspections.
- Review work quality and service delivery standards.
- Support quality control processes and compliance reviews.
Team Leadership and Training
- Supervise and guide maintenance staff performance.
- Conduct on-the-job assessments and skills evaluations.
- Identify training needs and recommend development interventions.
- Promote a culture of pride in workmanship, accountability, and customer service.
- Coach team members to improve service delivery and technical capability.
Inventory and Stores Management
- Request and collect materials and spare parts as required.
- Maintain control of stock within the Housing Stores.
- Ensure stock issuing and reordering procedures are followed.
- Participate in monthly stock counts.
- Maintain stock variances below 1%.
Stakeholder and Client Service
- Build and maintain effective relationships with Sun City Housing teams and other operational stakeholders.
- Provide timely feedback on maintenance requests and service delivery.
- Ensure customer needs are addressed effectively and professionally.
- Submit reports as required by management.
Health, Safety, Environment and Quality
- Comply with all company SHEQ policies and procedures.
- Adhere to ISO 9001, ISO 14001 and ISO 45001 requirements.
- Ensure staff and contractors follow all safety regulations.
- Support a safe, compliant, and environmentally responsible workplace.
Ad Hoc Responsibilities
- Perform any reasonable duties requested by the Sun City Housing Team, Site Engineering Manager, Operations Manager, or Site Complex Management.

Qualifications
Qualifications
- Matric / Grade 12
- NTC 3, NTC 4, NTC 5, Trade or Technical qualification
- Construction, Electrical, Mechanical, or Building Maintenance background
- Relevant maintenance-related technical certification
Experience
- Minimum 3 to 4 years' experience in a similar maintenance or facilities environment.
- Experience supervising maintenance or technical support teams.
- Experience coordinating contractors and service providers.
- Experience working in a customer-focused facilities management environment.
